Rotten Bottom Panel & Water Damage Repair, The Colony
This was a classic Colony District situation. The driveway sloped back toward the garage, and years of pooled water had turned the bottom 8 inches of the door into sponge. The bottom fixture had pulled almost completely through the rotted stile. We don’t sell doors people don’t need. In this case, we fabricated a matching bottom section from a Clopay replacement panel, sealed the new section with proper vinyl weatherstripping, and adjusted the concrete threshold to improve runoff. The homeowner kept the character of the original door and stopped the leak that was threatening the framing.
Opener Failure & Safety Sensor Rewire, West Anaheim
A family in West Anaheim had been climbing out of their car to pull the red emergency release for three weeks. The opener ran but the door wouldn’t move more than a foot. We found raccoon damage to the low-voltage sensor wiring, plus a gear assembly that had stripped its teeth trying to lift a door with a failing spring the owner hadn’t noticed. We replaced the gear and sprocket assembly, ran new 22-gauge sensor wire through proper conduit, mounted the sensors at the correct 6-inch height, and tested the force settings under load. The door and opener now talk to each other the way they’re supposed to.
Full Door Replacement, Anaheim Resort District
A property manager near the Resort District needed a door that could take a hit and still look presentable. The existing aluminum skin door had dented from the inside out, just from normal use. We installed an Amarr Stratford 3000 with a 24-gauge steel front and polyurethane core. The new door carries a 10-year limited warranty on the section, and we upgraded the hardware to 13-ball nylon rollers and a heavy-duty 14-gauge track system. It weighs more than the old door, but the new LiftMaster belt-drive opener we paired with it handles it quietly. The property manager’s maintenance calls on that unit dropped to zero.
Emergency Cable Off & Door Rehang, East Anaheim
This call came in at 9:40 on a Saturday night. The homeowner had tried to force the door down manually after hearing a loud bang, and the door had jammed catastrophically in the track, one side 14 inches lower than the other. The cables on this door were original from 2002, frayed and rust-stiffened from East Anaheim’s harder water and the calcium buildup that gets on everything near the Santa Ana River basin. We secured the door with locking pliers, released the remaining cable tension safely, replaced both cables with 7×19 galvanized aircraft cable, reset the drums to matching tension, and re-rolled the door into the tracks. We were gone by 11:15. The homeowner made it to work Monday.
Commercial Rolling Steel Door Repair, Anaheim Canyon
A warehouse off La Palma in Anaheim Canyon had a rolling steel door that wouldn’t close fully, leaving a 3-inch gap at the bottom. Security issue, climate control issue, and a violation of their lease terms. We found a forklift impact had bent three slats and knocked the guide track out of plumb, plus the operator’s limit switch had drifted so the motor didn’t know where “closed” was anymore. We straightened the slats in place, re-anchored the guide to the jamb with proper through-bolts, and recalibrated the Raynor operator’s open and close limits. The door now seats flush and the motor stops where it’s supposed to, every cycle.
